A Path to Homeownership in Napa: The Redwood Building

Napa is an international travel destination, known for its wineries, restaurants, and resorts. Yet many of the people who keep the area running can no longer afford to live there. With home prices far outpacing local incomes, homeownership has slipped out of reach for many working households.
The Redwood Building is designed to change that.
The Redwood will bring 40 affordable for-sale condominiums to the community. It marks the first phase of The Crescent, a multi-phase redevelopment of a long-vacant Napa County Health and Human Services site.
The broader plan includes more than 160 homes and shared space, shaped by nearly a decade of community conversations about creating more accessible housing in Napa. A neighborhood group originally approached Charles Loveman, executive director of the Heritage Housing Partners, about affordable homeownership options, which helped shape the plan that ultimately moved forward with the City.
Century is supporting The Redwood through its role as a construction lender.
“We’re proud to help move this project from vision to reality,” said Josh Hamilton, Senior Vice President, Lending at Century Housing. “The Redwood is our first investment in for-sale homes in many years, signifying the importance of this project to our portfolio and the Napa community.”
Affordability is central to the project. Public funding helps cover part of the cost, bringing home prices down to roughly $370,000–$650,000—well below typical market prices in Napa.
That affordability is built to last. Public funding is structured as deferred loans with no interest or monthly payments, lowering the cost for buyers today while preserving affordability for the future. When a home is sold, the lower price carries over to the next buyer, keeping it within reach over time.
This approach, paired with strong collaboration among the developers, the City and County of Napa, and other partners, makes the project possible. Backed by an experienced development team and a fully assembled mix of public and private funding, The Redwood is designed to deliver both long-term community benefit and a well-executed project.

Construction is expected to be completed in 2027, bringing these homes to market for working households in Napa.
